Melbourne Is Five Different Housing Eras. We Work in All of Them.

Melbourne is not one place. It is four ZIP codes and five distinct housing eras strung along the Indian River from downtown's 1940s bungalows and the Eau Gallie Arts District cottages up to Viera's new-construction two-stories near The Avenue Viera. Florida Air is in Palm Bay, which puts us closer to the southern Melbourne ZIPs and Holmes Regional Medical Center than most HVAC contractors in Brevard County.

32935, Eau Gallie. This is the densest ZIP in Melbourne, with a median build year in the 1960s. The EGAD-area bungalows near the Indian River Lagoon have original galvanized steel supply trunks that rust through from the inside over decades. When that happens, homeowners usually notice it as poor airflow or rooms that never cool right. They assume the unit is failing. Often it is the duct, not the equipment, and replacing the duct runs is the right fix. If your condenser sits close to the Eau Gallie River or the lagoon shoreline, the brackish humidity also accelerates fin corrosion on uncoated coils faster than you would see even a few miles inland. Quarterly coil rinses are standard here, not optional.

32901, downtown and the FIT corridor. The pre-war and postwar homes in the historic downtown grid are small, 800 to 1,400 square feet of Florida vernacular block, with undersized original duct systems and air handlers jammed into interior hall closets. The University Boulevard rental corridor adds a different challenge: deferred maintenance is common in properties that have changed tenants every year. Blower wheel fouling and evaporator coil freeze-ups are things we see regularly on this side of New Haven Ave.

32934, Windover Farms and the central-west corridor. This ZIP is mostly 1990s construction on large lots, and those homes are now hitting the 25 to 30 year mark on systems that may still run on R-22 refrigerant, which has not been manufactured since 2020. A leaking R-22 system is a real decision point: keep patching with expensive reclaimed refrigerant or convert to a current-generation unit. Wes will look at the whole picture and give you a straight answer.

32940, Suntree, Baytree, Heritage Isle, and Viera. This is newer construction, but newer does not mean maintenance-free. The two-story homes in Suntree and Baytree have attic air handlers with long flex duct runs through spaces that can hit 120 degrees by mid-afternoon. If your upstairs is 4 or 5 degrees warmer than your downstairs in July, that is almost always the duct system bleeding cooling capacity before the air reaches the second floor, not a unit that is failing. In Heritage Isle, the 2000s-era systems are reaching the age where replacement conversations are worth having before a summer emergency forces the issue.

We have worked in Suntree, in Windover Farms, in the EGAD cottages, and in Viera. When you call Florida Air, Rachel answers, not a call center. That is Wes's wife. She will tell you honestly what our schedule looks like and get someone to your address. License CAC1823291, NATE-certified, fully insured.

Why Melbourne Homeowners Call Florida Air

The L3Harris campus and Viera's newer subdivisions get the headlines, but most Melbourne HVAC calls come from 1960s Eau Gallie ranches with original ductwork and 32901 homes where Indian River humidity accelerates coil corrosion faster than owners expect. Here is what actually makes a difference in this market.

📍

Closer to You Than Most

Our office is in Palm Bay 32905, about 8 to 10 minutes from downtown Melbourne and the Eau Gallie corridor. Companies staging from Rockledge or Titusville are covering real distance to get to your door. We are not.

🔍

Melbourne-Specific Diagnosis

We know what a 1960s Eau Gallie galvanized duct looks like from the inside. We know the condensate pan situation on Suntree attic air handlers. We know when a lagoon-side coil needs treatment versus replacement. That knowledge changes what we recommend and what we skip.

Melbourne HVAC Questions We Hear All the Time

These come up in Eau Gallie, Suntree, Windover Farms, and downtown 32901. If yours is not here, call and ask. Rachel will know the answer or get Wes on the line.

My Eau Gallie home has the original metal ductwork from the 1960s. Do I need to replace the whole system or just the ducts?

That depends on where the failure is. The galvanized steel supply trunks in 1950s and 1960s Eau Gallie homes can rust through from the inside, which contaminates your supply air and makes the system work harder without actually cooling the house. If the equipment itself is still sound, replacing the duct runs is often the right move first. Wes will tell you what he actually sees in your attic before recommending anything.

We live near the Indian River in 32935. How often does the condenser need to be rinsed or treated?

For homes within about a mile of the Indian River Lagoon or the Eau Gallie River, quarterly coil rinses are the standard recommendation, not an optional add-on. The brackish humidity off the lagoon is not the same as standing on the beach in Indialantic, but it is enough to pit aluminum condenser fins faster than most owners expect. If your unit already shows visible fin corrosion, a coil treatment can slow further damage. When you are replacing a unit on the lagoon side, a coastal-coated condenser is worth the difference.

Our Suntree home is two stories and the upstairs is always warmer in July. Is that an air handler problem or a duct problem?

In the two-story Suntree and Baytree homes with attic air handlers, it is usually both working against you at once. The flex duct runs through an attic that can sit well above 100 degrees by mid-afternoon, so the air loses cooling capacity before it ever reaches your upstairs vents. Combine that with a return-air opening that is often undersized for the square footage up there, and the system cannot pull the warm air back out fast enough. We check duct connections, insulation depth, and return sizing before we suggest anything.

My Windover Farms home was built in the 1990s and still runs on R-22 refrigerant. What are my options?

R-22 has not been manufactured since 2020, so recharging a leaking R-22 system now means sourcing reclaimed refrigerant at whatever the market will bear. If your 1990s Windover Farms system is losing refrigerant, you are looking at equipment that is 25 to 30 years old. At that age, the honest conversation is usually about replacement rather than another recharge. Wes will look at the whole system and tell you which path actually makes sense for your house.

We are in Heritage Isle in Viera and the AC has never had a real tune-up. What does a maintenance visit actually cover?

For a 2000s-era Heritage Isle home, a real tune-up means checking refrigerant charge, testing the capacitor and contactor, cleaning the evaporator and condenser coils, clearing the condensate drain, and measuring airflow across the coil. For single-story homes with closet air handlers in this community, we also check the float switch on the drain pan. Summer humidity pushes condensate volume high, and a failed or missing float switch can let water overflow into the ceiling before anyone notices. We tell you what we find.
