How Brevard County Homes Shape the Install

Brevard County is not a single housing market, and we do not treat it like one. We install new systems from Titusville to Barefoot Bay, and the decisions we make on each job depend on where you are, how old your home is, and what the existing ductwork and electrical setup look like. Here is what that looks like in practice.

Beachside Installs: Cocoa Beach and Indialantic

If your condenser sits within a half mile of the Atlantic, salt air is already working on it. We spec coated coils and stainless or painted cabinet hardware on every beachside install. It is not optional here. A standard coil will start showing corrosion in a few years; a coated coil has a much better track record that close to the water. We also talk through condenser placement with you, since putting the unit on the ocean-facing side of the house accelerates wear.

Viera, Suntree, and Rockledge Two-Stories

Your upstairs is always warmer than your downstairs. That is not a malfunction, it is physics: heat rises, and the second floor takes the full brunt of the roof. We install variable-speed systems, particularly 17 SEER2 two-stage or inverter-driven units, on two-story homes in Viera and Suntree because they modulate output instead of hammering on and off at full capacity. The result is a much more even temperature floor to floor, and lower bills because the system runs at lower speeds for longer rather than short hard cycles.

Heritage Isle villa installs in Viera are a separate conversation. The floor plans are smaller and sometimes the original ductwork needs a look before we size the new system. We always check before we quote.

1960s Cocoa and Rockledge Ranches

These homes were built before modern load-calculation methods, and the ductwork was often sized for systems that are nothing like what is available today. Before we recommend anything, we check what is actually in the ceiling or walls: duct condition, duct size, and whether any return air paths have been blocked off by renovations over the decades. Oversizing a new system into old ductwork is one of the fastest ways to kill comfort and efficiency at the same time. We do not do that.

For 1960s slab ranches with good bones, a correctly sized ComfortMaker or RUUD system into cleaned-up ductwork can feel like a completely different house within the first week of summer.

Sawgrass Lakes and West Melbourne Neighborhoods

Homes built around 2003 in neighborhoods like Sawgrass Lakes in West Melbourne are hitting the age where original systems are reaching the end of their run. Most of those installs were fine for their era but 15 to 20 years is a long time in Florida cooling seasons. The good news is that the ductwork in those homes is generally in decent shape and we are usually doing a clean swap rather than a ductwork project. We walk through what makes sense to address now versus what you can leave for later.

Rural Acreage: Grant, Valkaria, and Mims

A lot of acreage homes in Grant and Valkaria have outbuildings, workshops, or additions that were never connected to the main system. A ductless mini-split is usually the cleanest answer: no new ductwork runs through existing walls or ceilings, one line set through the exterior, and you have independent temperature control for that space. We install single-zone and multi-zone mini-split systems across the rural south end of the county on a regular basis.

In Mims and rural north Brevard, many older homes are on well and septic and have never had central AC at all. We can install a full system from scratch, or if the budget is the question, a mini-split in the main living area first with the option to add more later.

Installation Questions Across Brevard County

Does it matter that I live right on the beach in Cocoa Beach or Indialantic?

Yes. Salt air corrodes standard evaporator coils faster than anything else we see. For any install within a half mile of the water, we use coated coils and specify corrosion-resistant hardware on the condenser. It costs a bit more upfront but the alternative is a coil failure in three or four years. We have seen plenty of those, too.

My Viera two-story is always warmer upstairs. Will a new system fix that?

Often yes, if it is the right system. A standard single-stage unit runs at full blast until the thermostat is satisfied, then shuts off. That works well enough for a single-story home, but in a two-story it tends to over-cool the downstairs while the upstairs stays warm. A variable-speed or two-stage system in the 17 SEER2 range runs at lower capacity for longer cycles, which moves more air over more time and gives you a much more even temperature from floor to floor. That is what we typically recommend for two-stories in Viera and Suntree.

I have a 1960s ranch in Cocoa. Do I need to replace the ductwork too?

Maybe, maybe not. We check every time before we give you a number. Duct condition in older Cocoa and Rockledge homes varies a lot depending on whether anyone has touched it over the decades. Sometimes the ducts are fine and we do a straight system swap. Sometimes there are crushed sections or open joints that need to be addressed or the new system will not perform right. We tell you what we find before you commit to anything.

How do I know if my new system qualifies for an FPL rebate?

FPL rebates are tied to the efficiency rating of the equipment. When we quote your system, we can tell you whether the unit we are recommending currently qualifies and what the rebate amount looks like. The process involves paperwork but we walk you through it. I live in Grant or Valkaria and have a workshop that is never connected to my main AC. What are my options?

A ductless mini-split is almost always the right answer for a detached workshop or addition on rural acreage. One line set through the exterior wall, no ductwork, and you have independent temperature control for that space without affecting the main house system. We do these installs in Grant, Valkaria, and across the rural south end of Brevard regularly. Give us a call and we can talk through the size of the space and what system makes sense.

My West Melbourne house was built around 2003 and the original system is still running. Is it worth replacing before it dies?

It depends on what the system is doing. A 20-year-old unit in Florida has been through a lot of cooling seasons. If your bills have been creeping up, if you are getting the AC repaired every season, or if the system is struggling to keep up on the hottest days, those are signs it is working harder than it should. Replacing it on your schedule is almost always less painful than replacing it on a 95-degree Saturday when it finally gives out. We are happy to look at what you have and give you an honest read.

How long does a typical Brevard County installation take?

Most residential split-system installs take four to six hours from start to finish. Package unit swaps on the roof or slab are sometimes faster. If we are doing ductwork modifications at the same time, it can run into a second day. We give you a realistic time estimate when we schedule the job so you know what to plan for.
