Replacement Patterns We See Across Brevard County

Brevard is a long county, and the replacement job in Rockledge looks different from the one in Cocoa Beach or out in rural Grant. We cover the whole county and get out to every part of it regularly. Here is what we run into in each area.

Rockledge and the Levitt Park Neighborhoods

Levitt Park and similar Apollo-era neighborhoods in Rockledge have a lot of systems that were installed in the late 1990s through early 2000s. Many of those original units still run R-22 refrigerant, which is no longer manufactured. When an R-22 system springs a leak, refilling it gets expensive fast. If your Rockledge system is on R-22 and anything breaks that requires refrigerant, call us before you spend money on a recharge. Nine times out of ten, replacement is the smarter call.

West Melbourne and Viera Builder-Grade Stock

The 2003 to 2008 building boom in West Melbourne and Viera put a lot of builder-grade equipment into homes. Those systems were sized to meet code, not to handle a Florida summer comfortably. If your upstairs is always warmer than your downstairs in a Viera two-story, it is often a combination of undersized equipment and ductwork that was never laid out well to begin with. Replacement is an opportunity to right-size the system and, in some cases, improve the duct layout at the same time.

Heritage Isle and Other Viera 55-Plus Communities

Villa-style homes in Heritage Isle and similar Viera 55-plus communities are typically smaller square footage with specific layout constraints. The attic access is often tight and the equipment pad locations are fixed. We have replaced plenty of these and know what fits. We also know that many residents here are on fixed incomes, so we talk through financing options clearly and without pressure.

Cocoa Beach, Indialantic, and Satellite Beach Coastal Homes

If your condenser is within a mile of the ocean, salt air has been working on it every day. Coastal systems corrode faster on the coil fins, cabinet, and electrical connections. A unit that might last 14 or 15 years inland can be in rough shape at 10 to 12 years on a barrier island. When we replace a coastal system, we use coil coating on the new condenser to slow that process down. It is not optional for a beachside home.

Old Cocoa Hall-Closet Retrofits

Older Cocoa homes from the 1950s and 1960s were not built with central air in mind. Systems were added later, often with the air handler crammed into a hall closet. These are some of the trickiest replacements we do because the space constraints are real and every job is a little different. If you have one of these setups, call us before you call anyone else. We know what to look for and we will not quote you something that does not fit.

Rural Grant, Valkaria, and Mims Acreage Properties

Rural properties south of Melbourne and up near Mims have different challenges: longer line sets between the condenser and air handler, sometimes well water and associated humidity patterns, and occasionally propane heat strips that need to be matched to the new system. We get out to Grant and Valkaria regularly. Do not assume you need a contractor from the nearest city. We will come to you.

What SEER2 Rating Makes Sense in Brevard?

SEER2 is the current efficiency rating for AC systems, replacing the old SEER standard starting in 2023. Think of it as a miles-per-gallon number for your air conditioner: the higher the SEER2, the less electricity it uses to cool the same space.

We land most Brevard replacements at 15 or 16 SEER2. That is the sweet spot for this county. You get real savings on your FPL bill compared to an older low-efficiency system, and you are not paying the premium price jump that comes with 18 to 21 SEER2 variable-speed systems. For homes with very good ductwork and homeowners planning to stay long-term, that higher tier can pay back. We will run the numbers with you honestly.

Sizing and Installation: What We Actually Do

Before we recommend any system, we measure your home and run a proper load calculation. An oversized unit short-cycles, meaning it cools the air quickly but shuts off before it pulls enough humidity out. In Brevard's climate, that leaves your home feeling clammy. An undersized unit runs all day and still cannot keep up in July. The math matters.

My system still uses R-22 refrigerant. What does that mean for replacement?

R-22 has been phased out and is no longer manufactured. If your system uses it and needs a refrigerant recharge, the cost of R-22 alone can make repair uneconomical. Rockledge Levitt Park homes and other early-2000s construction across Brevard have a lot of these systems hitting end of life right now. Replacing with a modern R-410A or R-454B system is almost always the right call. We will tell you straight whether repair or replacement makes more sense for your specific unit.

How does salt air near the coast affect my replacement decision?

If you are in Cocoa Beach, Indialantic, Satellite Beach, or Cape Canaveral, salt air accelerates corrosion on the outdoor condenser coil and cabinet. A coastal system that might last 15 years inland often shows serious deterioration in 10 to 12 years. When we look at a coastal unit, we factor that in. We also recommend coil coating on the new condenser to extend life in that environment.

Usually yes, especially if both pieces are the same age. Mismatching a new condenser with an old air handler means the system will not run at rated efficiency, and some warranties require matched equipment. We will tell you honestly when splitting the replacement makes sense and when it does not.

How long does a replacement take for a typical Brevard County home?

Most standard split-system replacements are a one-day job, six to eight hours. An upstairs air-handler swap in a Viera two-story or a rural Grant acreage home with long line sets might push into a second day. We tell you the realistic timeline before we book it.
