32907 (northeast, Lockmar and north Port Malabar). The homes here are mostly 1970s and 1980s GDC slab ranches with air handlers in garage closets or interior hall closets. We see the same story in Lockmar Estates, Palm Lakes Village, and the block grid off Babcock Street and Palm Bay Road: the return-air grille is undersized for the square footage, so the system short-cycles and never actually pulls the heat out of the house. 32905 (Bayfront and our home base). The pre-1980 cottages near Turkey Creek Sanctuary and the streets closest to the Indian River Lagoon are the smallest square footage in the city, but they have their own issue that inland homes don't: brackish air off the lagoon. It is not the same as standing on the beach in Indialantic, but the water is close enough that standard condenser fins start pitting faster than they should. If your outdoor unit is within a mile of the lagoon, we will tell you honestly whether the extra cost of a coastal-coated condenser pencils out for your situation.

32909 (south of Malabar Road, Port Malabar Country Club to deep Americana). This is where a lot of contractors quietly stop showing up. The Port Malabar Country Club neighborhood off Country Club Drive NE has solid single-family homes, but the farther south you go along San Filippo Dr toward Micco, the more you find properties on septic and well, older slab builds, and systems that have not been touched in years. We cover every address in 32909. The condensate drain situation on gravity-drain systems in this area is something we check every single visit, because a cracked pan or a drain line pitched wrong can quietly ruin an air handler before anyone notices.

32908 and the 32909 Waterstone section (Bayside Lakes, Waterstone, and the newer master plans). Bayside Lakes went up mostly after 1999. Waterstone followed in the 2010s. Both are two-story neighborhoods where builders put the air handler in the attic, which means long flex duct runs through an uninsulated or under-insulated attic space. By mid-afternoon in July, that attic is sitting around 130 degrees, and the ducts running through it lose real cooling capacity before the air ever reaches your upstairs vents. If your upstairs is always warmer than your downstairs and the thermostat is not the problem, this is almost always why. We check duct connections, insulation depth, and return-air sizing before we suggest anything else.

My 1970s Port Malabar air handler is in the garage closet. Can it be moved?

Usually yes, but most of the time it is not the right call. Relocating an air handler means a new refrigerant line set, a new condensate drain, sometimes new ductwork, and electrical work. On most Lockmar and north Port Malabar floor plans the better fix is a properly sized variable-speed unit (one that runs longer at a lower speed instead of blasting on full power) plus a larger return-air opening so the closet stops cooking the equipment on August afternoons. We will walk you through both options with actual numbers and let you decide.

My Bayside Lakes or Waterstone home is always warmer upstairs than downstairs. What is going on?

On the two-story homes in 32908 and 32909 it is almost always one of three things. The flexible duct runs through the attic are losing cooling capacity before the air ever reaches the upstairs vents. The return-air opening on the second floor is too small for the square footage up there, so the system cannot pull the warm air back out fast enough. Or the attic insulation has settled and thinned out, which means those ducts are baking in 130-degree heat all afternoon. We check all three before we suggest anything. No guesses, no upsells until we know what is actually wrong.

Do you actually serve south of Malabar Road (32908 and 32909)?

Yes, South Palm Bay is core service area for us. My condenser is near the Indian River Lagoon in 32905. Do I need a coastal-rated unit?

Homes on septic in deep 32909 sometimes rely on gravity drainage for the AC condensate line, and when that line is not pitched correctly or the drain pan cracks, you can end up with water backing into the air handler or onto the floor. We check the drain pan, the drain line slope, and the float switch every time we are on a 32909 property.
