When It's Time to Replace in Grant-Valkaria

Grant-Valkaria is not one kind of house. It is old Florida cottages on US-1, custom builds on acreage west of the highway, manufactured homes up toward Old Dixie, and waterfront on the lagoon. Each one reaches the end of the road in its own way. Here is what we actually see out here when a system is done being repaired and it is time to plan a replacement.

The pre-1960 cottages in historic Grant, the little places along US-1 near Grant Grocery, are some of the smallest footprints in Brevard, and many got a window-to-central retrofit back in the 1980s and 1990s. No point bolting a right-sized system onto ductwork that leaks half of it into the ground.
Yes, and it is a common setup out here that a lot of contractors are not used to. Custom acreage builds around Valkaria and off Babcock frequently put the air handler in a detached garage or a separate outbuilding, which means long refrigerant line sets running to the house and charge that can drift over the years if the original install was a friend-of-a-friend job. If you are right on the water on Indian River Blvd, it is worth considering. The Indian River Lagoon is brackish rather than open ocean, so the corrosion pressure here is lower than a beachfront home, but within about a half mile of the lagoon the salt-laden air still pits uncoated condenser fins over the years and shortens the life of the outdoor coil. A coastal-coated coil resists that, and on a lagoon-frontage home it can be a sensible upgrade. Inland toward Valkaria and Babcock it usually is not necessary.
