The city was incorporated in 1957, and most of the housing in South Patrick Shores, Sea Park, and Surfside went up between the late 1950s and the mid-1970s for the Cape Canaveral and Patrick workforce. A lot of those slab ranches are on their second or third HVAC system now, and even a unit swapped once since then is aging. On this island the tell is often the coil, not the calendar. On-shore breezes carry chloride across an uncoated condenser every day, so fins here start pitting at three to five years instead of the ten-plus you would see inland. Once that corrosion is advanced, the coil cannot shed heat, capacity falls off, and a coastal-coated replacement is the honest fix.

In the older South Patrick Shores and Sea Park homes, the air handler usually sits in a garage or hall closet, and a garage handler bakes in a 95 to 105 degree space all summer, giving up eight to twelve percent of its capacity right when you need it. Those run attic air handlers with long flex duct runs over the insulation, and a big share of the summer performance loss there is the ductwork, not the box. Beachside A1A condos bring their own wrinkle, with aging package units, corroded drain pans, and HOA approvals on rooftop work. When a system on the island reaches replacement age, we plan the whole job, the equipment, the coil coating, the returns, and the duct condition, so the new system is built for where it actually lives.

We are not going to talk you into a new system you do not need. The rough rule we actually use is simple: look at the age of the equipment and the cost of the repair. If your system is past about 12 years old and the repair runs close to half the cost of a new one, replacement usually wins, because you are spending real money on equipment that still has aging parts everywhere else. If it is younger and the fix is small, we tell you to repair it and move on.

On the island there is a second question we always ask: how far gone is the coil? Salt-air corrosion pits uncoated fins here in three to five years, and once a condenser coil is heavily corroded, you are cooling against a unit that physically cannot shed heat well anymore. Patching around advanced coil pitting on an older uncoated system is usually throwing good money at equipment that is failing from the outside in, and a coastal-coated replacement is the more honest spend.
